Evident Risk/Title Checks
Evident Risk reviews are designed to mitigate exposure by identifying major issues relating to Borrower profile, personal circumstance, loan status contentious issues or the underlying asset security.
Review Components
- Review Key Documents – Application Form, Valuation & Property Reports, Offer letter, Certificate of Title, Credit Search
- System Notes – Review of Customer Service, Diary notes and Special Servicing Activity
- Solicitor Notes – Details of Court hearing dates, eviction proceedings and review of summary notes.
- Optional - Deeds Packs – Where a key document is missing or there is a requirement to check title documents
- Land Registry Title Checks – Obtain up-to-date Land Registry Search and determine whether good title exists by confirming whether the Lender holds first charge and whether any restrictions or limiting covenants and any subsequent charges.
